Methodology & sources
Validity periods used by this tracker reflect current UK regulatory cadences:
- Gas Safety Record (CP12) — annual under the Gas Safety (Installation and Use) Regulations 1998, regulation 36
- EICR — 5 years per the Electrical Safety Standards Regulations 2020 (insurer-applied to STLs)
- Fire Risk Assessment — at least annually under RRO 2005 Article 9(3)
- EPC — 10 years under the Energy Performance of Buildings Regulations 2012; minimum band E for letting
- Legionella RA — at least every 2 years under HSE ACOP L8
- Hot Tub Lab Test — 6-monthly minimum under HSE HSG282
- Scotland STL Licence — up to 3 years under Licensing of Short-term Lets Order 2022
